Buying your first home is one of life’s biggest milestones—and for many, it can feel both exciting and overwhelming. From saving for a down payment to navigating inspections and closing paperwork, the process has many moving parts. The good news? With the right preparation and guidance, becoming a homeowner is absolutely within reach.
As a REALTOR® serving New Braunfels and the Texas Hill Country, I’ve helped many first-time buyers make their dreams a reality. Here’s a simple, step-by-step guide to help you get started on the right path.
Before you start looking at homes, take an honest look at your finances. Lenders typically recommend keeping your monthly mortgage payment around 28%–30% of your gross income.
Budget for:
Down payment
Monthly mortgage payment
Property taxes & insurance
Utilities and HOA dues (if applicable)
Closing costs (typically 2%–5% of the purchase price)
Tip: Get pre-approved early so you know exactly what you can afford before you start house-hunting.
A mortgage pre-approval not only tells you your price range but also shows sellers you’re a serious buyer. Pre-approval involves submitting documents such as:
Pay stubs
Tax returns
Bank statements
Proof of employment
This step gives you a clear picture of your financing options and helps you move quickly when you find the right home.

Remember: No home is perfect. Focus on what matters most for your lifestyle today and in the years ahead.
Once you find “the one,” I’ll help you submit a strong, competitive offer. This includes the price, earnest money deposit, option period, financing terms, and closing timeline. If needed, we can negotiate repairs or seller concessions (like help with closing costs).
During the option period, a licensed home inspector checks the property for potential issues. Depending on the report, we may negotiate repairs or credits. Your lender will also order an appraisal to confirm the home’s value.
On closing day, you’ll sign the final paperwork, pay your closing costs, and—best part—receive the keys to your new home! Be sure to bring your ID, any required funds, and your excitement.
